Maintenance Technician Job Description
Woodlands Development Group is seeking a reliable and skilled Maintenance Technician to support the ongoing maintenance of new and existing properties.
Woodlands is a nonprofit organization, dedicated to serving our community through the development of affordable quality housing, and other community assets. This position plays a key role in maintaining safe, quality housing for our residents.
Job Type: Full-time
Schedule: Monday – Thursday 7:00 a.m. – 5:30 p.m. (Some after-hours or emergency work may be required)
Pay and benefits: Pay is based on experience and background, starting at $15/hr. Benefits include health insurance, PTO and 401(k) savings plan.
Key Responsibilities
Maintenance & Property Upkeep
- Perform routine and general maintenance on residential units, buildings, and grounds
- Complete work orders in a timely and professional manner
- Inspect buildings, common areas, and grounds regularly to identify needed repairs
- Repair minor issues including plumbing, electrical, HVAC, carpentry, and general wear and tear
- Prepare vacant units for occupancy (cleaning, painting, repairs)
- Maintain tools, equipment, and maintenance areas in safe and working condition
- Monitor inventory and request supplies as needed
- Respond to emergency and after-hours maintenance calls as required
- Maintain grounds including mowing, scrubs, trees, general yard work, parking lot and concrete repairs.
Construction & Rehabilitation Support
- Assist with residential construction and renovation projects
- Operate and maintain tools and equipment safely
- Load, unload, and transport construction materials
- Perform tasks related to carpentry, painting, concrete, and exterior work
- Follow directions from supervisors and collaborate with team members on job sites
Safety & Compliance
- Follow all safety protocols and maintain clean, organized work sites
- Report any safety hazards or unusual conditions immediately
- Ensure vendor work meets standards and report deficiencies
Resident Relations
- Maintain professional and respectful interactions with residents
- Communicate clearly regarding maintenance work and scheduling
- Handle resident concerns appropriately and escalate when needed
Qualifications
- Valid driver’s license and reliable transportation
- Basic knowledge of maintenance trades (plumbing, electrical, carpentry, painting, etc.)
- Ability to follow oral and written instructions
- Strong work ethic, reliability, and punctuality
Preferred Experience:
- Experience in construction, maintenance, or related trades
- Familiarity with HVAC, roofing, drywall, or masonry
Physical Requirements
- Ability to lift 50–80 pounds
- Ability to stand, walk, bend, kneel, and climb ladders for extended periods
Work Locations
Projects and properties are located throughout Randolph, Barbour, and Tucker Counties
